Pre-Sale Inspection

A complete comprehensive inspection of the home and property. We include recommendations regarding any deficiencies found and suggest corrective action prior to your home going on the market. 

Whole House Inspection

An in depth look at your entire home inside and out including the exterior grading of the homes property, attached garage and all of your home’s readily accessible systems and components. 

Electrical Inspection

A comprehensive look at the electrical switches, fixtures, outlets and wiring to find any obvious defects, possible fire hazards or safety issues. It is also an inspection of your home’s panel, service wiring and connections. 

​Plumbing Inspection

Checking all plumbing fixtures for proper fit and function as well as a visual inspection of all visible plumbing lines. An inspection of your sinks, faucets, toilets, shower/tubs and water heating equipment. Also a review of the home’s venting and drainage systems. 

Roof Inspection​

A visual inspection of all roofing components to make sure there are no obvious leaks or damaged roof components such as shingles, flashing, etc. An overview of the type and age of the roof along with any repairs that may have been done or need to be completed. 

Deck Inspection

A visual look at all deck components to make sure the deck is attached properly to the home and is a safe structure that can sustain the intended loads. A detailed review of any rotted wood, proper foundation and any safety issues that may be present. 

Appliance Inspection

General review and operation of the home’s basic appliances including ovens, dishwashers, clothes washers, clothes dryers, microwave and refrigerator. To ensure proper operation and any safety issues that may be present. 

Combustible Gas Detection

Electrical detection of combustible gas such as natural gas or propane. 

Foundation Inspection

A visual inspection for efflorescence, foundation settling and cracking, drainage issues, possible moisture intrusion, access points for insects and rodents, etc. 

Structural Inspection

A visual inspection of your home’s structural components for proper installation, deterioration and moisture intrusion. 

​Attic Inspection

A check of the insulation for proper depth and installation methods as well as any missing insulation areas, vent terminations, general structural issues, moisture intrusion, etc. 

​Heating and Cooling Inspection

A thorough check of the home’s heating and cooling system/s to ensure proper operation, temperatures and cycling of the system as well as any safety issues that may be present. 

Moisture Intrusion

Electronic and visual inspection for moisture intrusion, particularly in the bathrooms, attic, crawl space or basement of the home.
